A steady market with steady house prices is the key to real estate in Chester County, Pennsylvania. I spoke with a real estate agent team, Don and Diane Kolodziejski, about their current market and working in the real estate industry. Rebecca Levinson: What is happening with the real estate market in Chester County? Don Kolodziejski: Chester County is a great place to live; we have called it home for 30 years. It is a prosperous county and has a diversity of jobs. We have a pleasant climate and you can find a suburban lifestyle, or move to the western part of the county for more rural living. Real estate in Chester County is doing well. There has been a slight slowdown in sales, but median prices are holding. The average days on market is 70. The average price in Chester County is $310,000 while the median price in Eastern Chester County is right around $450,000. There is a lot more inventory available than last year, so real estate buyers have the luxury to pick and choose. New construction has taken the biggest hit and builders are offering incentives. It is a great time for real estate buyers in Chester County. RL: You have been working in the real estate industry for three years now. What made you pick the real estate industry as your chosen profession? DK: I come from a background in business to business sales, predominantly in eletronics. I worked with one employer for 25 years and after a downsizing of my company, I decided I didn't want to be constrained by an employer. I wanted the opportunity to make my own money and chose real estate as the profession to become an entrepreuner. RL: What would you say to aspiring real estate agents who aren't sure whether they should commit to the profession? DK: We have been in real estate for the past three years and are in the top 20% out of 160 agents in our real estate office. Most of our opportunities have come from working with real estate sellers, but we are never averse to working with real estate buyers. Real estate is still a good business to get into. You have to be adequately prepared before deciding to venture into this profession and have realistic expectations. It could be six months before you make any money, so make sure you have good financial support beams in place. RL: What do you like to do in your spare time, if there is such a thing? DK: I am a member of the Lions Club, which is the largest service organization in the world. Diane Kolodziejski: I like to contribute to local charities. I am involved in Hands to Heart and the American Cancer Society. If you want to get involved in the Cancer Society, you don't have to participate in a walk or run--there are all sorts of ways to volunteer and contribute; all you have to do is call. RL: If you had one piece of advice for real estate buyers and sellers, what would it be? DK: There is no such thing as a 'national' weather forecast. (Likewise), each real estate market is unique. Currently in the Chester County, Pennsylvania real estate market, there are some great deals and there are also some first-time home buyer programs available through the Chester County Housing Authority.
